Sugar Mill was built between 1979 and 1993 in northern Sugar Land, with traditional, estate and waterfront lots. Its windows are now thirty to forty-five years old — the band where early insulated glass units start losing their seals.
Double glazing was becoming standard through Sugar Mill’s build window, so many homes here were not built with single-pane glass at all. The issue is not that the windows were poor, but that insulated glass units have a finite seal life and these have reached it. The tell is a permanent haze between the panes that cannot be cleaned from either surface, sometimes with visible mineral deposits once the moisture has been cycling for a while.
Early insulated units also used spacer and sealant technology that has since been improved on considerably, so a 1985 double-pane window performs well below what its description suggests.
The waterfront sections have a specific problem the rest of the neighborhood does not: reflected glare. Water throws light back up at a house, so lake-facing glazing takes both direct sun and a second reflected load, particularly on west-facing elevations in the afternoon. That pushes the conversation toward glass coatings and orientation rather than toward frame material alone.
Estate lots widen the openings. Larger homes here tend to have bigger individual units and more of them, which affects both the total scope and whether a phased approach by elevation makes more sense than doing the whole house at once.
